Below is a broad outline of the work which would be
done for you and the chronological stages of the transaction:-

When we
are in receipt of your instructions to proceed we will request
a cheque from you for the initial searches which includes local, drainage
and enviro searches.

The seller's solicitor will send us a contract
together with supporting documentation. We
will then investigate the title to the property and raise any necessary
pre-contract enquiries.

As soon as we receive a plan of the property we shall apply for a local
search which will tell us about planning application / decisions, road schemes,
financial burdens and any other special conditions, such as conservation areas
which affect the property. It is important to note that the local
search will only reveal planning entries relating to the property itself
and will
not reveal any planning / other matters relating to adjoining land.

If
you are purchasing the property with the aid of a mortgage, we will
not be able to exchange contracts until your mortgage offer has been
received. The
terms of the mortgage offer will be checked by us. We will
not provide you with advice on the type of mortgage offered, but
will advise you upon
the consequences of taking a mortgage and upon the conditions which
you will need
to observe before the mortgage money can be released.

When we are in receipt of all the search results, and your mortgage offer,
we will report to you on all the documentation received, and ask you to sign
the contract. At this point you will need to provide us with
a deposit which is usually 10% of the purchase price.

Before exchange of contracts, if you are purchasing the property with
someone else, you will need to discuss with us how you wish the property
to be held.

When everyone is ready (and this could depend on a number of people who
are relying on one another to move house, “the chain”), a completion
date will be agreed. On your instructions, contracts will then be exchanged. It
is at this point you will be irrevocably committed to the transaction.

We will prepare a completion statement. All monies required from
you must be received by us as cleared funds prior to completion.

Completion Day: Depending on the length of your
chain, it may take time for money to pass through the banking system
and
whilst we
will endeavour
to complete as
early in the day as possible, sometimes circumstances make
this difficult.

After completion we will attend to stamp duty and HM Land Registry formalities. You
will be informed once this process has been completed and a copy of the land
/ charge certificate will be sent to you.
