PROPERTY SALE
Below is a broad outline of the work which would be
undertaken on your behalf showing the chronological stages of the transaction.

We will obtain your Deeds from your building society,
and ask you to complete a Property Information Form together with
a Fixtures, Fittings
and Contents Form. We will prepare a contract to send to your purchaser’s
solicitor together with any supporting documentation.

With your assistance, we will answer any questions
raised by the purchaser’s
solicitors. These are usually raised once the purchaser’s
solicitor is in receipt of the results of the searches carried out on
the buyer’s behalf.

As soon as all enquiries raised have been satisfactorily
dealt with, we will negotiate a mutually acceptable date for completion
between the
parties.

On your instruction, we will then exchange contracts. Once
contracts are exchanged both you and your purchaser are legally
committed to proceed
and cannot withdraw, without penalty.

Before
completion; We will ask you to sign the transfer deed
which must be in our possession prior to completion.
We will obtain redemption figures, calculated to the date of completion,
on all the secured loans and mortgages on the property and provide
you with a completion statement, which will include the estate agent’s
commission account and our legal fees, all of which need to be settled
on the day of completion.
We will need to know where the keys to the property are on the day
of completion in order to release them once the purchase money is
received.

On the day of completion, you must vacate the
property, which means you must remove all items from the property,
this includes
clearing the loft,
garage, and garden shed. The only items left must be those
which you have agreed will be left with the purchaser.
